Our office is open Mondays to Fridays 9am to 4pm and Saturdays 9am to 12pm.
Our policy is work on a first come, first serve basis. We won't take multiple applications but we will keep a note of extra interest on our files in the event an interested party withdraws or the application is not accepted after the vetting process. Please call us for an outline of our vetting procedure.
We will consider housing benefit on some properties.
We have experienced, friendly and approachable staff.
Some of our properties will accept pets at the landlord's discretion. There would be an extra pet fee applicable. The pet fee is £100.00.

Prior to tenants moving into a new place, we carry out a photographic inventory for both yours and the landlord's security.

They are all very straight forward with no hidden costs. We ask for the following before a tenancy commences:
- One month's rent in advance.
- A security deposit, usually the same equivalent as the rent, held by MY DEPOSITS.
- Tenancy fee of £150 plus pet fee if applicable.
If a prospective tenant is interested in one of our properties, we have an application form we ask you to complete. We also require two references per applicant. Ideally these will be a professional reference from an employer or colleague and a personal reference from someone who has known you a minimum of two years. We will not accept references from family members or close friends. A previous landlord's reference would also be welcome.
Our properties operate on a six month assured shorthold tenancy. After the six months have expired it will convert to a statuatory periodic tenancy which rolls on a month at a time. After the initial six months have expired tenants are required to give one month's written notice should they intend to leave the property. If a landlord wants to issue a notice to quit they must provide the tenant with two months written notice from the next rent day.
When a prospective tenant arranges to sign the tenancy, we will also organize the rent day. This will be the day the tenancy commences and the date the rent must be paid on every month on. If you signed a tenancy on 18th March 2012, you will be expected to pay your rent on the 18th of every calendar month.
Upon the tenancy commencement, tenants are required to pay a deposit which will be registered with and then held by Deposit Protection Service.
From 6th April 2007, deposits for all assured shorthold tenancies in England and Wales must be protected within 30 days of receipt. With this, the money is sent onto DPS where it will be securely held until any tenancy has come to an end and any and all disputes may be resolved.
During a tenancy, the tenants are obliged to maintain and look after the property they are renting. An occuring property around some of the older properties in Lowestoft is condensation. This is caused by basic living, breathing, washing etc and can easily be remedied by ventilating your property. Keep those windows open on a mild to warm day. Try to prevent drying washing inside the house. Open a window or door whilst cooking etc.

During the winter months it is possible for the water and gas pipes to freeze over. It is vital that steps are taken to prevent this.
If there are any problems with the property, be it electrical, gas or water the tenant must contact our office immediately so prevention methods can be taken. When going out it is important the tenant ensures the property is secure.
