The Gas Safety Certificate.

The UK Health & Safety Executive (HSE) ruled in 1998 that all rented properties must have a gas safety certificate in place on an annual basis. The certificates are there to ensure the gas appliances in the property adhere to current safety legislations and to prevent any potentially fatal accidents. According to the HSE a landlord must renew the gas safety certificate every twelve months and provide a copy to the tenant. Colin Brown Property Services ensures a tenant has a copy of the certificate upon commencement of the tenancy and they are usually present at the time of the gas safety  test so are provided with a copy from the engineer. We will automatically advise our landlords when a certificate is close to expiring and offer to arrange for it to be renewed should you require.
